Most window cleaners pull up, spray a hose, squeegee what's reachable, and call it done. That works in Ohio. In Naples it leaves you with calcium spots from sprinklers, salt haze on the gulf-side panes, and sliding-door tracks full of sand within two weeks.
We hand-wash every pane with a soap-and-water dunk, squeegee the run-off, and dry the edges with microfiber so there are no streaks where the sun hits at 4pm. Screens come off and get rinsed. Sills wiped. Tracks vacuumed. We bring our own water from the truck (filtered, no minerals), so the rinse doesn't leave its own spots.
Most SWFL homes book the standard interior + exterior clean two or three times a year. Add-ons for hard-water restoration, screens, skylights, and post-storm cleanup get billed by the visit, not by the hour.

Two to three full cleans a year for most homes. Add an exterior-only refresh in between if you're gulf-side, pool-side, or under a heavy sprinkler zone. Snowbirds usually book one right before they leave for the season and one when they get back.
Standard residential service is both. You can book exterior-only if your inside is still fine from the last visit (saves about 30%). Interior-only is rare but available. Tracks and sills get included automatically because that's where 80% of "dirty window" feeling actually comes from.
Calcium etching is its own beast. Once minerals have bonded to the glass surface, soap-and-water won't touch them. We use a specialty restoration polish to lift 80%+ of the spotting on most panes. Severe etching (10+ years of daily over-spray) can sometimes only be improved, not erased. We'll tell you the truth before quoting. Then we'll point the sprinkler away so it doesn't come back.
Standard service includes a wipe-down of every screen. Once a year you should add the deep-clean: we remove them, soak them in soapy water, scrub off the pollen and spider-web layer, rinse, dry, and re-install. $7-$12 per screen depending on size. SWFL screens get dirty fast - the deep-clean is worth it.
Included automatically. Tracks are where SWFL sand and dust pile up - cleaning the glass without addressing the tracks is the single most-flagged miss in our industry. We bring a small shop-vac and dental picks. Most homes get a satisfying tablespoon of compressed sand out per slider.
No. We move them, clean behind, put them back exactly. Plantation shutters get folded back, drapes get clipped to one side, blinds get raised. Anything we touch goes back to where it was. If something feels delicate (Hunter Douglas custom, antique sheers), tell us in advance and we'll be extra careful.
Almost never. We use stabilized 24-32 foot ladders on stucco and water-fed carbon-fiber poles for tile-roof clearance. Scaffolding only comes into play on the very rare estate with 3-story atrium glass or a fully glassed gable end - that's quoted separately. No ladders touch your gutters or roof tiles.
Yes. Two services: pre-season clean for hurricane panels before they go into storage (rinses off prior-season grime so they don't pit), and post-storm window cleaning to get rain band haze and debris off everything once the panels come down.
